ROOF LEAK REPAIRS

Fast, accurate leak detection for Brisbane homes

At Brisbane Roof Tiling & Property Maintenance, we specialise in finding and fixing roof leaks quickly and correctly. Leaks can be caused by many things and are often harder to pinpoint than they seem — but leaving them untreated can lead to mould, damaged ceilings, wet insulation, wood rot, and costly structural issues.

We carry out a thorough inspection of your entire roof to ensure the repair is done at the true source of the problem, not just the visible signs.

Most leaks don’t start with a storm — they often develop slowly over years. By the time water appears inside your home, the damage may already be significant. Regular roof maintenance is a smart investment that protects your home and prevents small issues from becoming expensive repairs.

REPOINT AND OR RE-BED OF RIDGE CAPPING

Over time the cement bedding and or pointing that holds your roofs ridge capping on can become brittle, crack and break away.  This creates a gap for water to leak into your roofs cavity and trapped water leads to decay in materials, structural damage, as well as moisture and mold problems.  Regular maintenance checks and repairs or replacements to your ridge caps, bedding and pointing is a must especially before storm season when small problems can quickly escalate into bigger more expensive ones.

BROKEN TILE REPLACEMENT

Replacing a damaged, cracked or broken roof tile is important in safeguarding the protection of your home.

Damaged and or temporary siliconed roof tiles need replacing and if left unattended will over time allow water to drip into the cavity of your roof.  This leads to moisture and mould problems as well as internal materials decaying, causing expensive and unnecessary structural damage within your roof cavity.

TILE CLIP REPLACEMENT

Tile clips play an important role in keeping your roof tiles secure and your home watertight. But if your home is more than 15 years old, the original clips may actually be causing problems.

Many older roofs were fitted with outdated clips that easily trap dirt and debris. Over time, this build‑up creates a dam effect, causing rainwater to backflow over the tiles and slowly leak into your ceiling instead of draining into the gutters.

A common sign of faulty clips is scattered water stains or mould patches on your interior ceiling.

We offer a free inspection and quote to replace old clips with modern wire spring clips that won’t cause blockages, won’t create leaks, and never need replacing.

FLASHING REPAIR OR REPLACEMENT

Flashing is the material that seals the junction between your roof tiles and another surface — such as a skylight, chimney, vent, wall, pipe, or dutch gable. Its job is simple but critical: keeping your roof watertight where tiles can’t be used.

Over time, flashing can deteriorate from sun exposure, weather, and general wear. When it becomes cracked, worn, or has been installed incorrectly, it leaves your home vulnerable to leaks. Once water gets behind the flashing, it can cause structural damage, rot, mould and ongoing moisture problems.

Flashing is essential because it directs water safely around openings and away from your roof cavity.

We use Wakaflex, a safe, non‑toxic, lead‑free synthetic flashing that’s far more pliable and durable than traditional lead. It provides long‑lasting protection and is designed to handle harsh Queensland conditions.

In some cases, certain jobs still require lead flashing — and we’re fully equipped to work with it when needed. It’s all part of our complete roofing service.

VALLEY IRON REPLACEMENT AND VALLEY SEAL INSTALLMENT

Valley irons are a vital part of your roof. They sit between two sloping sections and direct water into your gutters and away from your home. Over time, weather exposure and lack of maintenance can cause the metal to rust, spread and form holes — leaving your roof cavity and home vulnerable to leaks and structural damage.

In minor cases, a metal primer may help, but when valley irons are rusted or deteriorated, replacement is the safest and most effective solution.

For added protection, we also recommend installing valley seal. Most homes aren’t built with it, but it’s a dense, hard‑wearing foam strip that sits along each side of the valley iron. It acts as a second barrier, stopping water and debris from overflowing into your roof cavity and causing damage.

Valley seal can be added at any time and is a smart upgrade for long‑term roof protection.

SARKING REPLACEMENT

Sarking is a strong, moisture‑resistant, reflective membrane installed beneath your roof tiles. It acts as a protective second layer, shielding your home from water, heat, dust and other elements.

Under the Building Code of Australia, sarking is mandatory for tiled roofs with longer rafter lengths or lower pitches. However, it’s considered best practice to install sarking on all roofs because of the significant benefits it provides.

Sarking offers added storm protection, preventing wind‑driven rain and hail from entering your roof cavity. It also improves your home’s energy efficiency by reducing heat transfer in summer and helping retain warmth in winter. It helps keep dust, mould and moisture out of your ceiling space, supporting a healthier home environment. Sarking also provides an extra layer of defence against ember attack in bushfire‑prone areas, as required under Australian Standard 3959 for certain BAL zones.

Installing or upgrading roof sarking is a smart investment that improves comfort, protects your home, and extends the life of your roof.

Roof sarking also plays an important part in some fire protection as it can help protect your home from flying embers that can enter the ceiling space through the roof in the event of bushfire's.  It is mandatory in all areas of Bushfire Attack Levels (BAL) of 12.5 to 40 in order to meet the bush fire ember attack requirements.  This is in accordance with Australian Standard 3959, which covers the bushfire safety requirements of a building in a bushfire prone area.
